Can you cover both common parts and individual units?
Yes. Most schemes take common parts under the landlord agreement, with unit-level cover available either through the same agreement or directly with the tenant, reported separately so each holds its own evidence.
How do you handle a tenant who will not engage?
We document the source and the recommendation clearly in the report so centre management has the evidence to enforce under the lease. Treating around an unmanaged unit is a holding action, not a fix, and we will say so.
Do you deal with pigeons on the roof and entrances?
Yes. Our bird team install netting, spikes and deterrent systems, work at all heights and supply the access equipment each job requires.
