Turnaround week is the whole programme

Rooms empty and refill within days. Anything not resolved during turnaround is inherited by the next occupant and multiplies across a corridor before anyone reports it.

Shared kitchens, no shared discipline

Communal flat kitchens generate commercial volumes of food waste with domestic habits, which makes them the most reliable source of rodent and cockroach pressure on the estate.

Bed bugs arrive with the intake

Students arrive from everywhere with soft luggage and second-hand furniture. Containment and rapid room-level response matter more than any preventative treatment.

Under-reporting is normal

Residents frequently do not report a problem until it is established, so the estate needs an easy reporting route and a monitoring regime that does not depend on complaints.

Compliance & evidence

Catering areas are treated to satisfy the Food Safety Act 1990 and the FSA scheme. Technicians are DBS checked before deployment, which matters on an estate with residential occupancy. Written reports the same day support both the estates file and any landlord obligations on the residential side.

Can you resource a full turnaround programme?

Yes. Turnaround is planned in advance against your handover dates so blocks are surveyed, treated and cleared in sequence rather than reactively.

How do students report a problem?

Through whichever route your estates team prefers. Reports can come to us directly and be raised as a ticket against the specific block and room, or route through your existing helpdesk and CAFM system.

Do you cover laboratories and specialist facilities?

We survey and specify for these individually, because what may be applied near specimens, animals or sensitive equipment is far more constrained than in general estate.
